
BOOKING AND STAY TERMS AND CONDITIONS
1. Introduction
The reservation of the accommodation facility is made through the online form available on the website, by entering the required data and after having read and accepted these Terms and Conditions and the Privacy Policy.
The reservation constitutes a contractual proposal pursuant to Articles 1326 et seq. of the Italian Civil Code and is finalized upon written confirmation by the accommodation provider.
2. Applicable Law
The contractual relationship is governed by current Italian law, in particular:

Italian Civil Code (Articles 1173 et seq., 1321 et seq., 1571 et seq. – lease)

Tourism Code – Legislative Decree 79/2011, where applicable
-
Piedmont regional regulations concerning extra-hotel accommodation facilities
-
Municipal regulations on short-term rentals and public security (TULPS, Article 109)
-
EU Regulation 2016/679 (GDPR) regarding personal data processing
3. Bookings and Confirmation
A reservation is considered valid only after:
-
completion of the online form
-
written confirmation of availability by the accommodation provider
-
receipt of the deposit request
The accommodation provider reserves the right to refuse incomplete or non-compliant booking requests.
4. Minimum Stay Periods
During the Christmas period (from December 23 to January 6), a minimum stay of 2 nights is required.
Reservations shorter than this duration will not be accepted.
5. Payment
Upon confirmation of the reservation, a deposit (caparra confirmatoria) equal to 30% of the total stay is required, pursuant to Article 1385 of the Italian Civil Code.
The balance must be paid:

from June 15 to August 30: within 7 days prior to arrival
-
from December 23 to January 7: within 7 days prior to arrival
-
for all other periods: as agreed between the parties
Both the deposit and the balance must be paid by bank transfer. Payment details will be sent via email after booking confirmation.
6. Check-in and Check-out
Check-in: from 2:30 PM to 7:30 PM
Check-out: by 10:30 AM
All guests must present a valid identification document, as required by Article 109 of the Italian Public Security Law (TULPS).
Failing to do so, the accommodation provider will not be able to accept the guest, resulting in cancellation of the reservation and forfeiture of the deposit.
7. Pets
Dogs are allowed upon prior notice and with an additional fee.
It is strictly forbidden to:

allow pets on beds or sofas
-
leave pets unattended inside the property
-
allow pets to roam freely in common areas (terrace and garden)
Dogs must be kept on a leash in shared areas.
Cats are not allowed.
8. Guest Conduct and Liability
Guests are required to behave respectfully towards the property, its furnishings, and the neighborhood.
Any damage caused to the property will be charged to the guest pursuant to Articles 1588 and 2051 of the Italian Civil Code.
The accommodation provider reserves the right to terminate the stay in case of serious misconduct or illegal behavior, without any obligation to provide a refund.
9. Booking Clause and Complaints
In order to ensure proper management of the property and prevent fraudulent or abusive behavior:

fictitious, duplicate, or non-genuine bookings may be cancelled without notice

the accommodation provider reserves the right to retain the deposit in case of late cancellations, no-shows, or evasive behavior

any complaints regarding the stay must be reported within 24 hours from arrival
-
complaints submitted after departure will not be considered unless supported by objective evidence
This clause is applied in accordance with the principles of good faith under Articles 1175 and 1375 of the Italian Civil Code.
10. Liability of the Accommodation Provider
The accommodation provider shall not be held liable for:
-
personal belongings left unattended
-
service interruptions due to force majeure
-
unforeseen events beyond the provider’s control
11. Jurisdiction and Governing Law
This contract is governed by Italian law.
Any dispute concerning the interpretation, execution, or termination of this contract shall fall under the exclusive jurisdiction of the court where the accommodation facility is located, without prejudice to any mandatory consumer protection provisions.
12. Acceptance
Completion of the booking form and selection of the checkboxes relating to the Privacy Policy and Terms and Conditions constitutes full and informed acceptance of this contract pursuant to Articles 1341 and 1342 of the Italian Civil Code (including unfair terms clauses).
13. Final Provisions
For any matters not expressly provided herein, the provisions of the Italian Civil Code and applicable regulations regarding short-term rentals and extra-hotel accommodation facilities shall apply.
